How to Fix a Yard That Floods After Every Rain (Middle TN)
Standing water is often a grading problem, not a landscaping problem. Here are the common fixes and how to think about which fits your yard.

If you're reading this after a storm
Standing water, a corner that never dries out, or water heading toward the house usually comes down to how water moves across and leaves the property. Middle Tennessee's heavy rains and clay soils that drain slowly make low spots and poor slope very noticeable.
Common fixes
1. Regrade the surface
Many drainage issues are really slope issues. If the ground near the house tips toward the foundation, water will keep heading that way. Regrading so the ground slopes away from the house is often the first thing to look at.
2. French drains
A gravel-filled trench with a perforated pipe that intercepts water and carries it to a safe outlet. Useful for persistently wet strips.
3. Swales
A shallow, gently sloped grass channel that moves surface water around the house to a lower point. Once the grass fills in, it blends into the yard.
4. Dry wells
For yards with nowhere to send water, a buried gravel pit can collect water and let it soak in. Whether it works depends on the soil and the amount of water.
5. Downspouts
Downspouts that dump water right next to the foundation are a common culprit. Extending them or piping them to a suitable outlet can make a real difference.
What usually doesn't work
- Covering a wet spot with mulch or rock. It hides the symptom without fixing the cause.
- A single drain grate in the middle of the lawn without addressing the slope.
